The Party Wall etc. Act 1996 is a mysterious piece of construction legislation which is often forgotten when plans are made to develop or extend a property. We are able to act as an advisor to the Building or Adjoining owner. As Party Wall Surveyors we “act for the wall”.
We can act for either landlords or tenants in preparing or responding to end of lease or mid-term negotiations. We have extensive knowledge and experience in compiling Schedules of Dilapidations and Quantified Demands.
Durrants can provide full Contract and Project Management duties including the preparation of specifications for tendering purposes and manage a construction project through to completion on-site. Whilst we are not clerk of works or have a full time presence on-site we oversee the construction phase and deal with all matters than arise. This can include contract instructions, site progress and technical meetings, cost reporting, certification of applications for payment, snagging inspections, certification at Practical Completion and agreement of Final Accounts. We extensively use the JCT suite of Building Contracts.
Ensuring that you have the correct level of insurance cover should you suffer a total or partial loss on your property is vitally important. We can provide Insurance Reinstatement Cost Assessments to assist with this, which involves measuring the property in question and using this to determine the full rebuild costs including demolition, deleterious material costs, professional fees and making adjustments for the area, site and location.
